November Real Estate Update

Lots of great news in the greater Puget Sound real estate market! The Seattle Pi reports that prices in King County were up nearly 20 percent over the past year (http://bit.ly/11GkVJh).  The Tacoma News Tribune reports that nationwide, US prices were up in October by the most in nearly six years (http://bit.ly/SJ2QXB). The numbers for Mason County and the South Shore for November are below.

October Real Estate Update

Total active listings were down for October, as inventory remains low. Prices are up for both the South Shore and Mason County!

September Real Estate Update

Mixed numbers from September. Active listings are still way down from 2011 levels.

August Real Estate Update

Listings are down, sales are up – so are prices!

Note: You’ll notice that the average closed price at the South Shore went from $349,000 to $235,125. However, because the average price is based on just 1 sale in 2011, it’s statistically irrelevant.

 

 

July Real Estate Update

At the South Shore, the average price of residential homes closed in July 2012 was $239,739 up from $226,842 in July 2011. County-wide average prices were up from $178,652 to $185,001.

 

June Real Estate Update

At the South Shore, the average price of residential homes closed in June 2012 was $272,862 up from $201,250 in June 2011. Total closed sales were up from 4 in June 2011 to 13 in 2012. Pending sales are also up from 3 in June 2011 to 9 in June 2012.

 

May Real Estate Update

In Mason County, the average price of residential homes closed in May 2012 was $170,267 up from $154,896 in May 2011, a 9.9% increase.  If you narrow this down to just the south shore area, average closed prices moved from $143,333 in May 2011 to $190,100 in May 2012, or 32.6% higher! Mason County total closed sales are up from 50 in May 2011 to 55 in May 2012 and average days on market dropped from 115 in May 2011 to 110 in May 2012. Pending sales are up from 68 in May 2011 to 88 in May 2012. All positive numbers!
