Since the founding of Alderbrook Properties in 2005, Phil and Jubilee have been instrumental in shaping its vision. As proud residents of the Alderbrook community, they bring a deep personal connection to its growth and character. Drawing on their extensive residential construction experience on Bainbridge Island, they collaborated with leading architects to create Alderbrook Properties' hallmark, contemporary Craftsman-style Classic homes.

Building on this legacy, Phil and Jubilee are introducing the new Cottage Home collection, featuring GoodFit designs by Ross Chapin Architects. Guided by a commitment to quality, thoughtful design, and a strong sense of community, they are excited to offer homeowners even more options for stylish and comfortable living in this vibrant neighborhood.

PRIORITIZE INTEGRITY.

Rather than making buyers compete for homes with multiple offers to drive the price up, we operate on a first-come basis with clearly stated list prices that include both the house and the lot.

GIVE YOU TIME TO THINK.

We offer a courtesy non-committal three-day review period.* When you are ready to move forward with  a property, you have three days to review paperwork and decide  stress-free. There is no need to sign anything, submit the money, or compete with other offers during that courtesy review period.

The personal customer care you receive with Alderbrook Properties goes well beyond your initial purchase. We work with you from start to finish. We are your process partner and provide regular email and photo updates during construction so you can follow the stages of your home build.

Many builders offer a minimal selection of features and materials and may charge design fees if you want assistance with this process.  Alderbrook Properties is different. Your salesperson, experienced in construction and design, helps guide you through the design process based on your style and preferences at no extra charge.

OUR BUILD PROCESS

We’re by your side at every step of the build journey.

STEP 1
Lot Selection
Every lot for an Alderbrook Properties home is unique. We evaluate the size, shape, and topography to ensure each floorplan has an optimal setting.
STEP 2
Septic Design
We examine the soil type to identify the system type to use. Once the septic design is approved, it is good to start learning about your system type.
STEP 3
Permit Process
Permitting (usually) is a 60 to 90-day process. During this time, we may clear the lot, but only with prior approval. Once the permit is issued, we may do additional clearing and get the home ready to dig out.
STEP 4
Lot Clearing
Trees are an essential and well-loved feature of the Alderbrook community. Tree removal is limited to only what is necessary for the build, and all other trees must remain in place. Occasionally, site plans may need to be adjusted once we clear the lot to provide the home's most optimal position.
STEP 5
Build Process
Once the build process begins, it is time to select upgrades as some may impact the foundation and framing. Design selections are next shortly after framing begins. Please refer to your PSA for specific upgrade selections deadlines.
STEP 6
Exterior & Construction Clean
Some of the last steps to finish home construction include work on the home exterior, touchups, and a complete construction clean. We're almost there!
STEP 7
Appraisal & Closing
A few weeks before closing, the house has a final inspection, and we ready it for appraisal. You will have a final walk-through with your sales manager and put any additional items on a punch list. We make appointments for any necessary repairs and pass this info along to the homeowner. Once we record the sale with the title company, you will have keys to your new castle!
STEP 8
Warranties
It's not farewell yet! You will receive warranties that include: 1 Year Craftsmanship, 2 Year Mechanical, 10 year Structural, and additional warranties apply to the appliances, windows, heat pump, furnace, and more.
STEP 9
Last but not least: Safety first!
Safety for customers and on the job site is a top priority! It is essential to contact your community sales manager to arrange to visit the property. Although a signed Purchase and Sale agreement is in place, the lot and house belong to Alderbrook Properties until the sale is recorded and officially closes at the end of construction. Also, due to this factor, the construction team can only take direction from the site manager.
